General rental conditions

1 – General provisions
The tenant will in no case be able to avail himself of any right of maintenance in the premises at the end of the period initially provided for in this contract
2 – Use of the premises
The tenant will enjoy the rental in a peaceful manner and make good use of it, in accordance with the destination of the premises. The tenant agrees to make the furnished apartment, on departure, as clean and tidy as it would have found on arrival. A deposit cheque of 50 € uros for the cleaning will be requested on arrival at the premises. In case this clause is not respected, this cheque will be retained.
The rental can in no case benefit third parties.
The owner will provide the accommodation as described and will keep it in working order.
3 – Security deposit or deposit
The security deposit amount is equal to the amount of one week rental,
It is paid upon entering the premises.
As a general rule, it is returned to the tenant at the time of departure – if a dispute arises, it will be returned at the latest within 8 days, after deduction, in the event of damage to the items of furnished accommodation and the goods made available, any replacement costs or repair on quotation
If the deposit is insufficient, the tenant agrees to complete the amount after the exit inventory.
In the event of disputes or complaints, an estimate will be made by a professional or an authorised body requested by the tenant or, failing that, by the owner during the inventory of fixtures
4 – Number of occupants
In the event that the number of accepted persons mentioned in the contract is exceeded, the lessor reserves the right to terminate the contract at the expense of the tenant
5 – Animals
Animals, even pets, are not allowed.
6 – The house is non-smoking –An outdoor area is provided for smokers.
7 – Inventory
The inventory of the property and contents will be made jointly at the beginning and at the end of the stay by the owner and the tenant.
8 – Payment
The deposit amount is 50% of the rent per rental week.
The reservation becomes effective as soon as the deposit amount has been received.
The balance will be paid on the day of arrival to the apartment.
If the tenant delays his arrival, he must notify the owner in advance and send him the balance of the rent for the date of the start of the rental initially planned; in these conditions, article 10 paragraph a will not be applied.
9 – Interruption of the stay
In case of early interruption of the stay by the tenant, and if the responsibility of the owner is not questioned, there will be no refund, except that of the security deposit.
10 – Cancellation conditions
Any cancellation must be notified in writing by registered letter before arrival :
As a general rule, the deposit remains with the owner ;
a – If the tenant did not show up on the day mentioned on the contract: After 24 hours and without notice to the owner, this contract is considered terminated, the deposit remains with the owner and the owner can have his furnished.
b – In case of cancellation of the rental by the owner, they will reimburse the tenant the amount of the deposit.
10- Assurances
The tenant is required to insure the premises entrusted to them or rented. They must therefore check whether their main housing contract provides for the required extension (holiday let insurance). Otherwise, they must subscribe to the necessary extension.
